About Us
How do i do it?
We are dedicated to negotiating a small amount, which can sometimes be zero. If the IRS requests that taxes be paid, we request that that amount be returned as a refund on next year’s tax return.
01.
Exception Requirements
Before we ship a FIRPTA package, we always make sure that the customer meets the exception requirements. If the client meets the exception requirements, we draw up the required exception affidavit. This is important or else the IRS does not know that the seller qualifies for an exemption.
02.
Any Real Estate Agent
The advantage of using a FIRPTA firm is that we can work with any real estate agent and any title company.
The client never pays us outside of closing, our fees are added to the closing statement, and when the title company distributes the proceeds of the sale, they will send us a check for that money. Like they send commission checks to the real estate agent.
03.
Official Identification
Every seller needs an identification number. If the seller does not have one, we can do the application paperwork. When the seller is a person this is known as ITIN. When the seller is a business, this is known as an EIN. The identification number is mandatory for FIRPTA.
